Charles County Maryland Land Record Liber Z#2, 1744-1753; Page 40. At the request of John Chapman, the following lease was recorded on Jun 14, 1745.
Jun 13, 1745 from Rich'd Molyneux of CC, Gent:, to John Chapman Sr of CC, planter, the lease of a parcel of land in the Manor of St Thomas, bounded by Mathew Breeding, containing about 203 acres. This lease is for the term of the lives of afd John Chapman, his present wife, Margaret Chapman, and his son, John Chapman. The annual rent is 900 lbs tobacco clear of cask upon sd parcel and 2 fat capons or, in lieu thereof, 3 fat hens at St Thomas' Manor. John Chapman, within 3 years, agrees to plant at 100 apple trees, and agrees not to cut any trees on the land other than for the use of the plantation, without Molyneux's permission (provided Molyneux may cut any tree for his own use). Also, John Chapman shall not lease any part of the land without the consent of Molyneux. Lastly, John Chapman shall give his attendance, homage, & fealty at all courts to be held upon said Manor as is usual, to the Lords of Manors of Court Baron and Court Leete in like kind in England, whensoever he is lawfully summoned.
