      KNOW ALL by these presents that I RICHARD STOAKES of the County of Rappa hanock Planter have sould unto THOMAS POWELL his heirs or assignes all my right of one parcell of land which is menconed & bounded within a present conveyance under hand & seal which Conveyance & all the land therein menconed I the said STOAKES have for a valluable consideracon in hand reced of the said POWELL to him the said POWELL forever the said land being in County of Rappa. on FARNHAM CREEK which said land I the said STOAKES doth acknowledge to have sould from me the said STOAKES my heirs or assignes as also to warrant the said land to the said POWELL from any person whatsoever withal' its rights belonging.
