      KNOW ALL MEN by these presents that I WILLIAM LOYD of the County of Rappahannock and Dominion of Virginia with the free and voluntary consent of my Wife, ELIZABETH LOYD, for a valuable consideracion do bargaine and sell unto WILLIAM COOPER, Planter, of the aforesd. County and Dominion to him his heires forever from me the sd WM. LOYD my heires one part or parcel of land conteyning One hundred and fifty acers of land being in the County of Rappa: on the North side of the River bounding as followeth (vizt) Beginning at a red Oake in Mr. PATONs line corner tree to a lane and running thence by an old crooked line South West to a red Oake, thence N. East to a small Hickory saplin marked with a Knife, thence N. East to a Stake by two red Oakes in PATONs line, thence alonge the sd line S: W: to the first mencioned tree; To have and to hold the sd Land forever with all its rights and appertenances and all woods and water in as ample manner as is expressed by his Maties order for holding land in this Dominion and to be safly possessed with the same free from the molestation of any persons claiming Interest from under me, Furthermore I the sd WM. JOHN HULL of the County of Rappahannock a tract of land containing 650 acres 235 thirds it being the fullth Pattent formerly granted to MILES RYLY deceased of the same County and by him given by Will unto the aforesaid JOHN HULL the contents whereof was by Pattent One thousand acres but by a Resurvey found to be as before mentioned situate and being in the County aforesaid and in the Parish of Farnham on the North sdie of RAP(IDAN - partly erased) RIVER bounded a followeth beginning at a Spanish red Oake the corner tree of HENRY AUSTIN and runing thence from the said land No. No. E. to a corner red Oake at the Miles End of THOMAS FRESHWATER thence on his and ROBERT SISSONs Miles End to and by No. and West to a certain Gum neare the head of a small branch thence by a line of marked trees No. to the lands of THOMAS GOOSE thence So, Westerly by the sd land the Corner tree it being a small Spanish Oak thence bounding again on the same land No. W. to another Corner tree of the same land and thence by a line of marked trees Westerly to a turning tree on a Leavell neare the ROAD to the COURT HOUSE and on the South side thereof thence Sc, Easterly to the land of HENRY AUSTIN aforesaid thence on the lines N. Ea. to a certain Corner red Oake neare the CATT PATH and finally over certain branches So. E. to the Oak where it first began To have and to hold the said land with his due share of mines and minerals therein contained with all rights of hunting hawking fishing and fowling wth all woods waters and rivers belonging to the said land to him the said Capt. JOHN HULL his heirs and assigns forever in as ample manner as is expressed in a Charter of Orders from the late Treasurer and Company dated the 18th of November 1618 or out of the Letters Pattents paying to our Sovereign Lord the King his heirs and Successors for every fifty acres of land hereby granted yearely at the feast of St. Michael! the Arch Angell the Fee Rent of One shilling which payment is to be made yearely from the Entry of the Survey and Rights in the Office dated the 12th of October 1665 according to his Majesties instructions of the 12th of September 1662 provided that if the said Capt. JOHN HULL his heirs or assigner doe not plant or seat upon the said land in three years next ensuing the date hereof then it. shall be lawfull for any Adventurer or Planter to make choice and seate thereupon Given at JAMES CITY under my hand the seale of the Collony this 30th day of October 1669 and in the 21st year of the Reign of KING CHARLES the Second

Collo JOHN HULL of the same County & Parrish late deceased doe bargaine sell & forever make over unto her the said Mrs. ELIZABETH HULL her heirs and assigns all and singular that Divident of land properly belonged to me whereon one THOMAS SAMPSON now liveth and containing by estimation Eighty acres or thereabouts together with all and every the appurtenances thereunto belonging together with my whole cropp of tobacco wch I shall make this ensuing yeare upon the plantacon whereon I now live To have and to hold use & enjoy and to take possession of all & every the premises hereby granted to her own proper use and behoofe and that it shall be lawfull to enjoye the same as before menconed quietly without the let or molestation of me the said JAMES CAPLIN my heirs &c. or any other person whatsoever and doe oblige myselfe to acknowledge and confirm this Instrument of writing as my Reall act and deed at the County Court abovesaid next held and in confirmation thereof have hereunto sett my hand & seale this 2d day of May 1676
      The Condition of this present Instrument of Writing is such that if the above mentioned JAMES CAPLIN his heirs &c. shall well and truly pay and satisfie unto the said Mrs. ELIZABETH HULL Two thousand live hundred pounds of good tobacco and casque at or upon the last of December next ensuing this date wth convenience in the said County and Parish and alsoe shall civilly demesne and behave himselfe towards the said Mrs. ELIZABETH HULL her heirs &c wth out doing or procuring to be done any prjudice or harm either to her stock or hogs and cattle or whatsoever to her belonging during the time he shall continue in the said Plantacon whereon he now liveth that then this prsent obligation to be void and of none effect or else to stand and remain in full power and virtue according to the true intent and meaning hereof
