Apr 22, 1754 from John Pye of CC, to Leonard Smith of CC, for and in consideration of the rents, covenants, and services hereinafter mentioned, the lease of all that tract of land called Pyes Resque, and bounded by the banks of Potomack River, a black oak near Mattingly's hope, Matt. Cr, containing and now laid out for 87 acres. The term of this lease is the natural life of Leond Smith and the natural life of Elizabeth Smith, wife of Leonard
      Smith. The rent for the 1st year is 400 lbs of good, merchantable tobacco, and thereafter, 1000 lbs of good, merchantable, crop tobacco clear of cask and in 1 hogshead, to be paid each May 1, and 2 bushels of wheat on each Sep 1, and 1 turkey at Christmas & 6 chickens at midsummer. If any rent is more than 30 days overdue, Smith may be evicted. Leonard Smith will plant 200 apple trees within the next 4 years. Leonard Smith shall not cut down or sell any timber or wood on sd premises or cut down timber or wood in wasteful manner further than to clear the land for plantation. The resulting wood is to be for the use of the plantation. John Pye may cut down any white oak timber that may be proper to saw into plank or to convert into heading of Pipin(?), Hogsheads, or Barrens, Staves, or any black walnut or cherry tree of crooked ship timber on sd premises to convert or carry away as afd, leaving sufficient timber for the use of sd plantation. Five acres in one corner of sd premises shall be left uncut. Leonard Smith shall assist in the preserving & keeping up the Neck fence as to keep other people's creatures out of the enclosure. Aug 13, 1754 from John Pye of CC, to Basil Smith of CC, for and in consideration of the rents, covenants, services herein after mentioned, the lease of a tract of land called Smiths Resque, bounded by the bank of Potomak River, the dividing tree of sd Basil Smith & Leonard Smith, a black oak near Mattingleys hope, Mattawoman Cr, containing and laid out for 200 acres- The term of this lease is the natural lives of Basil_ Smith, his wife Ann smith, and his son, Henry Smith. The rent for the 1st year is 800 lbs of good, sound, merchantable tobacco, and thereafter, 2000 lbs per year of good, sound, merchantable, picked and culled crop tobacco clear of cask and in 2 hogsheads, to be paid each May 1, and 4 bushels of good wheat to be paid each Sep 1, and 2 turkeys at Christmas and "sick" [6] chickens at mid-summer_ If the rent is unpaid for 30 days, Pye may evict Smith. Smith shall plant 200 apple trees within the next 4 years. smith shall not cut down or sell any timber or wood or cut down timber or wood in a wasteful manner further than to clear the land for the plantation's use. If at any time there is more cut down for clearing the ground than is necessary for the plantation, Pye or his agents or servants may enter the premises and convert the same to such use as he or they shall think fit. Pye or his agents may cut down white oak timber in order to make plank or to convert into heading of pipe hogshead or barrel staves, or any black walnut or cherry tree or crooked ship timber which shall at any time grow on sd premises & to carry away the same, leaving sufficient timber for the use of sd plantation. It is agreed that 5 acres of the premises will be left: uncut. Smith will assist in preserving and keeping up the Neck fence as to keep other people's creatures out of the enclosures, Smith having liberty for his creatures to run therein. At the request of William Cole and John Cole, sons of John Cole, decd, I certify that I have laid down the following 3 tracts of land, viz, Thames Street, bounded by Wassil, containing 100 acres; Tower Dock, bounded by Thames Street, containing 100 acres; Mattinglys Hope, containing 300 acres, which includes Tower Dock and 22 acres of Thames Street and 71 acres of Mattinglys Hope, lies within Wassell, so that exclusive of Wassill, there remains in the whole 3 tracts, 307 acres. I also certify that according to agreement of sd William Cole and John Cole, I have divided sd 307 acres between them as follows, that is to say, all the land within the lines of Thames Street, be it held by the name of Thames Street or by the name of Mattinglys hope, and that part of Mattinglys hope bounded as follows: beginning at the beginning tree of Mattinglys hope thence west 150 perches then south 57 perches then east 150 perches then to the beginning, containing, in both parcels, 153% acres, for sd John Cole. And the land within Tower Dock and the rest of Mattinglys Hope, exclusive of Wassill, containing in both parcels, 153-1/2 acres, for sd William Cole. Surveyed and divided this Aug 20, 1754 per Wm Hanson, Snr.
