At the request of Benjamin Beckett the following Deed was recorded November 17th 1772
This Indenture Tripartite made the Sixteenth day of November in the year of our Lord Seventeen hundred and Seventy two Between Joseph Peach of the first part Lucy Beckett of the Second part and Benjamin Beckett father of the said Lucy of the third part whereas a Marriage is intended by the Permission of God to be Shortly had and Solemnized between the said Joseph and Lucy by and With the Consent of her said Father Benjamin Beckett Now this Indenture Witnesseth that in Consideration of the said Intended Marriage and the sum of
five Shillings Sterling money to him the said Joseph in hand paid by the said Benjamin at and before the Sealing and Delivery hereof the receipt whereof the said Joseph doth hereby Acknowledge and for a Competent Jointure and Provision of Maintenance for the said Lucy in case she shall after the said Intended Marriage had Survive and over live the said Joseph her intended Husband and for Settling and Assuring the Lands and Tenements herein after Mentioned upon such uses and Trusts and to and for such Intents and purposes as are herein after Expressed and declared he the said Joseph
Hath granted Bargained Sold released and Confirmed and by these Presents doth Grant Bargain Sell release and Confirm unto the said Benjamin Beckett his heirs and Assigns part of a Tract or parcel of Land called Bear Bacon lying and being in Frederick County Begining at a Bounded Red Oak being the begining Tree of the said Tract and runing West one hundred and twelve perches to a Red Oak then South one hundred and ninety one perches then East one hundred and ninety seven perches then North Eight degrees West one hundred and twenty Six perches then North West ninety four perches to the Begining Containing two hundred Acres of Land together with all buildings Improvements Premisses and Appurtenances to the same belonging or in any wise Appertaining and the Reversion & reversions Remainder and Remainders rents Issues and Profits thereof To have and to hold the said two hundred Acres of Land part of the aforesaid Tract or Parcel of Land as aforesaid to him the said Benjamin Beckett and his Heirs to the uses Intents and purposes following that is to say to the use of the said Joseph Peach his heirs and
Assigns untill the said Intended Marriage between him and the said Lucy Beckett is had and Solemnized and remains after the Solemnization thereof to the use of the said Joseph for and during his Natural Life and from and after his Decease to the use of the said Lucy for and during her Natural Life for her Jointure and in Lieu Bar and Satisfaction of her Dower and thirds which she can or may have or claim of into or out of all and every the Lands Tenements and Hereditaments whereof or wherein the said Joseph now is or at any time or times hereafter during the Coverture between them shall be Seized or
possessed and from and after the decease of the said Lucy then to the only proper use and behoof of such Person or persons as the said Joseph shall Appoint by his Last Will and Testament in Writing Executed in the Presence of three Witnesses and in default of such Appointment then to the only use and behoof of the heirs of the said Joseph forever and to and for no other use intent or purpose Whatsoever and the said Joseph for himself and his heirs doth hereby Covenant grant and Agree to and with the said Benjamin & his heirs that the said Land and Premisses hereby Granted Bargained Sold released and Confirmed shall and May from Time to Time and at all Times hereafter remain continue and be to and for the several uses intents and purposes and upon the Trusts in and by these presents mentioned expressed and declared of and Concerning the same respectively as aforesaid and Shall and May be Accordingly peaceably and quietly had held and enjoyed without the Trouble Denial Eviction or Interruption of or by the said Joseph or his heirs or any other person or persons claiming or that shall or may Claim by from or under him or them In Witness Whereof the parties to these Presents have hereunto Set there hands and Seals the day and year first written Benjamin Becket seal, Lucy her mark Beckett, Joseph Peach seal

On the Back of which Deed was thus Indorsed On the Sixteenth day of November Seventeen Hundred and Seventy two received the Sum of five Shillings Stering Money within Mentioned of and from the said Benjamin Becket, signed Joseph Peach

Seventeen hundred and Seventy two came the within named Joseph Peach Lucy Beckett and Benjamin Beckett before me the Subscriber one of his Lordships Justices of the Provincial Court and Severally Acknowledged the within Instrument of Writing to be their Act and Deed to and for the uses and purposes therein mentioned And Agreeable to the form of the Act of
Assembly in such Case made and Provided Before J Hepburn
Received from Mr Joseph Peach eight Shillings Sterling as an Alienation fine on the within two hundred Acres of Land & order and for the use of Lord Baltimore Thos Sim Lee
