      TO ALL CHRISTIAN PEOPLE to whome these pr:sents shall come, CHARLES DODSON of the Parish of NORTH FARNHAM and County of Richmond in the Colony of of Virginia sendeth Greeting in our Lord God everlasting. Know yee that I the said CHARLES DODSON for and in consideration of the naturall love and fatherly affection that I have and beare towards my Son, THOMAS DODSON, and for divers other good causes me thereunto moving, have given and made over unto the said THOMAS DODSON and to the heires male of his body lawfully to be begotten, all that Messuage plantation and tract of Land whereon the said THOMAS DODSON now lives containeing One hundred and fifty acres scituate lying & being in the Parish and County aforesaid and commonly knowne or called by the name of RICH NECK being bounded by a branch that runns between itt and the Land that CHARLES DODSON JUNR. now lives on formerly knowne by the name of TRAVERS QUARTER this being the other moyetie or halfe part of a parcell or tract of Land by me purchased of Capt. SAMUELL TRAVERS containeing Three hundred acres; To have and to hold the said parcel or tract of Land together with all houses orchards woods and appurtenances to the same belonging to him the said THOMAS DODSON and to the heires male of his body lawfully to be begotten and to the heires male of any every or either of them lawfully begotten and to the onely proper use and behoofe ofhim them or any or either of them to use and enjoy the same forever freely and quietly without any manner of reclaime challenge or contradiction of me the said CHARLES DODSON my heires or any other persons by any means and without any further or other satisfaction therefore to me or any in my name to be given or done in time to come, so that neither I the said CHARLES DODSON my heires or assignes nor any other person au any time or times hereafter may asks clayme challenge or demand to the pr:misses or any part thereof any interest but from all action of right interest and demand thereof, we and every of us be utterly excluded and forever debarred by these pr:sens, Provided alwayes and upon condition nevertheless that if my said Son, THOMAS DODSON or the heires male of his body lawfully begotten or the heires male of any or either of them shall want or happen to dye without such issue as is aforesaid, that then and in any of the said cases it shall and may be law/full for him them or any of them to dispose of give and settle all the hereby given pr:misses to the heires male of me the sd CHARLES DODSON or to the heires male of any or either of them lawfully to be begotten as he the sd THOMAS DODSON or his heires shall think fitt or that otherwise it shall or may lineally descend to the heires male that shall be nearest of Kin by consanguinity so that the same and every part thereof may be remaine and endure in the tenure occupation & possession of the relations and male issue of the Family of the DODSONs for ever, any thing in these pr:sents contained to the contary thereof in any wise notwithstanding, And I do by these pr:sents utterly disannull debarr and make voyd all manner of sales leases and conveyances that may hereafter be made of any part of these pr:misses In any other manner or wise therein and by thes pr:sents and according to the tenor provisions and limitations herein before mentioned and referred or to any other use intent or purpose whatsoever. THE CONDITION of this obligation is such that if LAWRENCE DE BUTTS will come before his Majesties Justices of Prince William Court when sitting & there acknowledge Deeds of Lease & Release so as they be admitted to Record for a parcel of land containing by Estimation according to the Surveyors plott one thousand one hundred and twenty seven acres be the same more or less to him the said THOMAS DODSON & his heirs & will warrant the said tract of land & continue to defend the same against any right of Dower that may hereafter be claimed & likewise against all other claims whatsoever that then this obligation to be void otherwise to be in full force
