      KNOW ALL MEN by these presents that We EDWARD and MARY WATKINS of St. Stephen's Parish in KING and QUEEN COUNTY in Virga. out of a kind affection that we bear unto our two Sons PHILLIP PENDLETON and JOHN PENDLETON of the sd Parish have given unto sd Phillip Pendleton & John Pendleton a parcell of land containing Two hundred acres being in Essex County binding on Mr. SAML. WAGGONER Bounded as followeth Beginning at a Corner red oake of the land formerly Mr. JAS. TAYLORs and runing thence by sd Waggoners line to a hiccory & pine on a brow by a vally thence NW by another line of Waggoners to a stake between two marked red oaks on a hill on the West side of a branch thence South to JAMES BOUGHN's line to a hiccory & red oake thence by a line of marked trees South to land of Mr. Taylors thence by his land W. to the place it began the aforesd land to be divided between the sd Phillip and John Pendleton (that is to say) the one half thereof to Phillip Pendleton and his heirs forever, the other to sd John Pendleton but if the said John Pendleton should die without Lawfull heir of his body then his part of ye sd land to decend to EDMOND PENDLETON a younger Bror. to him and his heirs they the said Phillip and John Pendleton their heirs paying to his Maties King George the second and his Successors all and such quitrents as shall become due for their respective parts of the premises. Greeting Whereas Philip Pendleton and Martha his Wife by their Indenture have sold land in County of Culpeper and whereas Martha cannot travel to our County Court of Culpeper to make acknowledgement we do give you power to go to said Martha and examine her apart from her husband and when you have received her acknowledgement you Certife us in our said Court Witness JOHN JAMESON Clerk of said Court the 24th October in the Twelfth Year of our Reign.

Wt. 320 pole to a white Oak, supposed to be corner to the said FERGUSON; thence So. 55 d. Wt. 320 poles to two red Oaks &one Hicory saplin, corner to JAMES THOMAS, thence with his line So. 20 d. Et. 290 poles to one white & 1 red Oak on the River, another corner of sd THOMAS, thence down the several courses of the said River to the be-gining; containing Five hundred & ninety six acres be the same more or less & Whereas the said PHILIP PENDLETON being about to remove out of this County did on the (blank) day of September one thousand seven hundred & eighty four make and execute a power of Attorney which is also recorded among the Records of the said Court of Culpeper to the said JAMES PENDLETON for the especial purpose of selling & conveying the said land with its appurtenances in fee simple, & the said JOEL DOGGETT has agreed to purchase the same for the consideration of Four hundred pounds current money of Virginia:
      Now This Indenture Witnesseth that the said PHILIP PENDLETON & JAMES PENDLETON in consideration of the sum of Four hundred pounds current money as aforesaid by these presents do bargain & sell unto JOEL DOGGETT his heirs the aforesaid parcel of land with all appurtenances and improvements & the reversions remainders rents issues & profits thereof; To have and to hold the said land & premises with the appurtenances unto JOEL DOGGETT his heirs; And the said PHILIP PENDLETON & JAMES PENDLE-TON for themselves & their heirs doth warrant & defend the said land & premises unto said JOEL DOGGETT his heirs against the lawfull claim or claims of any person or persons whatsoever; In Witness whereof the said parties have hereto set their hands & seals the day and year first written
