Charles County Land Records 1782-1786; Liber Z#3; Page 252. Apr 3, 1786 from Ann Jenifer of CC, to Daniel Jenifer Jr of CC. Whereas Daniel Jenifer Sr of CC, by CC deed dated last Feb 4, conveyed a lot of land which he, sd Daniel Jenifer, purchased of Capt John Mitchell, so as to include a small dwelling house, the stable, carriage house, and the house in which Sarah Smith now resides, but not to encroach on the back street farther than where the post and rail fence now run, to sd Ann Jenifer for life, with remainder unto sd Daniel jenifer Jr in fee simple, and the parties to these presents have come to agreement to divide the sd lot and that the sd Ann Jenifer convey to sd Daniel Jenifer Jr, a fee simple estate in one part thereof, supposed to be one moiety thereof, and that the sd Daniel Jenifer jr convey to sd Ann Jenifer a fee simple estate in the other part thereof, supposed to be one moiety thereof. Therefore, this deed witnesses that the sd Ann Jenifer grants to sd Daniel Jenifer Jr, all that part of the afd lot, supposed to be one moiety thereof, being the northward part thereof, and on which now stands a stable, carriage house, and a small tenement. And Ann Jenifer gets the southward part of the lot, on which now stands a small dwelling house or store house. Signed - Ann Jenifer, Dan Jenifer Jr. Wit - Saml Hanson Jr, Bent Dyson (CC Justices), M.J. Stone. Sarah Jenefer, wife to the sd Daniel Jenifer Jr, relinquished her right of dower to the lands within mentioned. Recorded May 10, 1786.
