Augustine Ward's Will, May 31, 1777.
I, Augustine Ward of CC.
To my son John Ward - all that part of the land whereon I now live, called Charles Town, containing about 100 acres, and another tract adjoining, called Wards out lot, to be possessed with after the death of his 2 sisters or on their marriage, namely Elizabeth Ward and Susanor Ward, and not to be in full possession, but only partly, during such time before mentioned, but reserving to sd Elizabeth and Susana Ward, part of my dwelling house and sufficient ground on sd land, to work such lands as they may be possessed of, in their singlehood, the hands to be of their own property. I also leave to sd John my riding horse, saddle, and bridle. I also give John 1 cow, calf, and 1 feather bed & furniture, 3 ewes, and 1 hand mill.
To my son Ignatius Ward - all the goods and chattels which I had lent him.
To my daughter Elizabeth - 1 cow and calf, 1 feather bed & furniture, and 3 ewes.
To my daughter Susana Ward - 1 cow and calf, 1 feather bed & furniture, and 3 ewes, and 1 black, horse called Calliams.
To my daughter Milliford Howard - 1 cow and calf, I feather bed & furniture, and 3 ewes.
To my daughter Juliana Elder - all my goods and chattels
formerly lent her.
To my daughter Agnes Speake - all my goods and chattels
formerly lent her.
To my deceased daughter Mary Hanson's 3 children -
shilling sterling each.
To my 2 daughters, Elizabeth Ward and Susana Ward - 1 Negro Man Tom and Negro man Bob, and if Elizabeth and Susana died without heirs, the Negroes to return to my son, John Ward,
The residue of my estate is to be equally divided after my funeral expenses and all my other debts are paid.
I appoint my son John Ward and my daughter Susana Ward to be my executor and executrix.

May 31, 1777. The will was proved by the oaths of all 3 witnesses.
N.B. Ignatius Ward, the heir at law to the deceased, being in the Service of the State and at Camp, had not notice to be present.

Charles County Land Record Book O#3, 1765-1770; Page 475. Lease. Jun 15, 1768 from John Pye of CC, to Henry Speake of CC, the lease of a tract of land called Gulfstream, bounded by Mattowoman Cr side, containing about 102 acres. This lease is for the term of the natural life of sd Henry Speaks and during the natural life of his wife, Agness Speake, paying yearly, the 1st year, 750 lbs of tobacco, and every year thereafter, 1000 lbs of tobacco, to be paid May 1, and 2 bushels of wheat and 1 fat turkey at Christmas, and 6 fat chickens at mid summer. Henry Speake shall plant an orchard of 200 apple trees of winter fruit, within 4 years, and the same maintain. Speake shall not cut down timber in a wasteful manner further than to clear the land for planting or any other use for the plantation. Pye may have free ingress and regress to come upon sd premises. Sd John may cut down any white oak for plank, hogsheads, or barrels, or any black walnut or cherry tree of Crooked ship timber which is standing or growing on the premises. Five acres in one corner of the premises is to be left uncut of timber. Speake shall assist in keeping up the Neck fence so as to keep other people's creatures out of the enclosures.
