      TO ALL XPIAN PEOPLE to whom this p.sent Writing shall come, We WALTER ANDERSON of the Parish of Hannover in County of Richmond, Planter, and SUSANNA my Wife, and ROBERT BENSON of the same Parish and County, Planter, and FRANCES are and doe stand seized in their demeasne of fee in common and undevided of in and to all that Plantation whereon CYPRION PROU their late deceased Father formerly lived and inhabited lying in Parish of Hannover in the County of Richmond containing by estimation in the whole One hundred Seventy and one acres and a half of land being part of a parcel of land formerly granted to JOHN SIMSON deced., by Deed bearing date the Sixth day of June in the year of our Lord one thousand Six hundred Sixty and six, the said One hundred seventy and one acres and a half of land begineth at a marked red Oak standing on the North North West side of the main Branch of STROTHERS CREEK upon a small hill above a small Branch of the abovesaid main Branch, and in a line of a parcel of land belonging to Mr. PAUL MICOU containing Two hundred seventy three acres and a half being North North West sixty poles from the said MICOUs corner Hickery from the said red Oak West South West down the said main Branch one hundred forty poles to a Hickory red and white Oak saplings standing on a point in the South South East side of the said main Branch at the foot of a hill, thence North North West crossing ye main Branch one hundred ninety six poles into a large Pond or Bever Dam, thence East North East one hudnred forty two poles crossing the main Road to two marked red Oaks corner to the said MICOU, thence with his line South South East one hundred ninety six poles to the abovesaid red Oak, the place it began, with all houses orchards to the said land belonging: as in and by an Indenture of Demise bearing date the twelth day of June in year of our Lord one thousand seven hundred and Foure made or menconed to be made between JAMES PHILLIPS and SARA h is Wife and GEORGE PHILLIPS and MARTHA his Wife of one part and the said SUSANNA PROU now Wife of the sd. JAMES PHILLIPS and SARA his Wife and GEORGE PHILLIPS and MARTHA his Wife for the consideration therein mentioned did bargain and sell all the p misses aforesaid to the said SUSANNA PROU and FRANCES PROU their heirs: as by the said Deed or Indenture of Demise as aforesaid duly acknowledged in Richmond County Court and remaining and being upon the Records thereof: NOW THIS INDENTURE Witnesseth that in order to dissolve and make void the Joint Tenancy and for prevention of survivorship, It is agreed by and between the partys to these presents in manner following; And first said ROBERT BENSON and FRANCES his said Wife for themselves their heirs do grant and agree that WALTER ANDERSON and SUSANNA his Wife their heirs shall from henceforth hold in severally to them and their heirs all that half part of the said demised p:misses with the appurtenances (that is to say) the Dwelling House wherein the said CYPRIAN PROU formerly lived together with one Milk House, two Tobacco Houses, one Apple Orchard and all other the p:misses to the same belonging hegining at a small white Oak in a line of GEORGE PHILLIPS and close by an Old Feild of said GEORGE PHILLIPS now in the tenure and occupation of THOMAS BOYLES and from the said white Oak runing right across the said Land by a line of marked trees to a small red Oak in a line of the said PAUL MICOU, Gent., being the upper end of the said tract next to the said GEORGE PHILLIPS Dwelling Plantation with all fences woods timber rents issues & profits thereof; And ROBERT BENSON and FRANCES his Wife nor their heirs shall not from henceforth claime or demand any right title or possession of the same: And as touching theother half part of the p:misses the said WALTER ANDERSON and SUSANNA his Wife for themselves their heirs do also grant and agrcc with ROBERT BENSON and FRANCES his Wife their heirs shall from henceforth hold in severally tothem all that Tobacco Hosue & Peach Orchard and all other the p:misses with the appurtenances thereunto belonging, Begining at a small white Oak in a line of the said GEORGE PHILLIPS, the said white Oak dividing this from the land of WALTER ANDERSON, party to these p sents, and running thence right across the said land by a line of marked trees made to divide this from the other part belonging to WALTER ANDERSON and SUSANNA his said Wife to a small red Oak in a line of said PAUL MICOU, Gent.. being the lower end of the tract next to the Plantation where THOMAS PANELL now lives on nigh STROTHERS CREEK and binding upon the same In Witness whereof the partyes aforesd hereto these p,sents set. their hands and seals this fifth day of Aprill in the year of our Lord 1715
