      At the request of Josias Adams and Ann, his wife, the following lease was recorded on Aug 16, 1748.
      Mar 12, 1748 from John Cunningham of CC, Gentleman; and Mary, his wife, to Josias Adams of CC, planter, and Ann, his wife, the lease, for 12 years (starting from last Dec 25), of 1 messuage of land in CC, containing about 100 acres, being the back part of that tract of land whereon sd John Cunningham and Mary, his wife, live, commonly called Harwood. The yearly rent is 400 lbs tobacco for the 1st year, then 950 pounds. Adams is to plant 100 apple trees, and is not to waste timber and may not have more than 4 hands at one time and may not lease the land to anyone else. Adams will pay the quit rents.       Charles County Land Record Book S#3, 1770-1775; Page 525. Aug 20, 1773 from James Barker Muncaster of CC, planter, to Ann Adams, widow of Josias Adams, late of CC, decd. Sd Muncaster, on Jul 21, 1770, passed his bond to sd Josias Adams in the penalty of 265 £, with condition to convey to sd Josias Adams, all that tract of land in CC called Williams' Folly, containing about two hundred and sixt acres". Sd Josias Adams having in his lifetime paid sd Muncaster 55 £in partial payment for sd land, afterwards made his will, in which sd Josias Adams, after sundry legacies, devised the whole remainder of his estate to his sd wife, Ann Adams, in which sd remainder is included sd Josias Adams' interest in sd land called Williams' Folly, the same not being before by sd will specifically devised. Now sd James Barker Muncaster, in pursuance of his bond afd and for 35 £, sells to sd Ann Adams all that tract of land afd, lying in CC, called Williams' Folly, containing about 260 acres. Dec 4, 1775 from Daniel Jenifer Adams, Anna Adams, and Elizabeth Mason Adams of CC, children of Josias Adams, late of CC, to his Excellency, General George Washington, for 580 £12 shillings sterling to sd Daniel Jenifer Adams in hand paid by sd George Washington, and for 12 £paid to sd Anna Adams and Elizabeth Mason Adams, and for divers other good causes, they sell to sd George Washington, all those several tracts of land in Durham Parish in CC, that is to say, all that tract of land called Josias' Help, containing about 109 acres, all that tract of land called Wades Addition, containing 33.33 acres, all that tract of land called Adams' Retirement, about 100 acres, all that tract of land, Adams' Outlet, containing 50 acres, and also all that tract of land called Williams' Folly, containing about 260 acres, which last tract of land was conveyed by James B.       This Indenture made this Twenty Second day of May in the Year of our
      Lord One Thousand Seven Hundred and fifty Four Between Richard Wade of Charles
      County Planter of the first Part Josias Adams of the said County Planter of the Second
      part and Jeremiah Chase of the said County Gentleman of the Third part Witnesseth
      that the said Richard Wade for and in Consideration of the sum of Five Shillings
      Lawfull Money of Great Britain to him in hand paid by the said Josias Adams at
      or before the Ensealing & Delivery of these presents the Receipt whereof is hereby Acknowledged
      hath given granted released and Confirmed And by these presents doth give
      Grant release and Confirm unto the said Josias Adams all those Tracts or parcells of
      of Plantable Land following Called Duglis Adventure containing One Hundred Acres
      of Land One Other Tract or Parcell of Plantable Land Called Wades Addition containing
      One Hundred Acres One other Tract or Parcell of Plantable Land Called Lim containing
      Two Hundred Acres of Land And One other Tract or Parcell of Plantable Land Called
      Lims Enlargement Containing Two Hundred and Fifty all lying and being in Charles
      County Aforesaid now being all in the Actual Possession of of the said Josias Adams by force
      of an Indenture of Bargain & Sale made thereof bearing date the day before the date of
      these presents and of the Statute for Transferring Uses into Possession To have and
      to hold all and singular the said Tracts or Parcells of Plantable Land and all and
      every the Premisses with the Appurtenances hereby given granted released and Confirmed
      or mentioned or intended to be hereby given granted released and confirmed unto the said
      Josias Adams and his Assigns to the Intent and Purpose that the said Josias Adams shall
      and may be perfect Tenant of the Freehold of all the said Lands and Premisses untill one
      or more good and perfect Recovery or Recoveries may be had against him the said Josias
      Adams of the same Lands and Premisses and it is Covenanted Concluded and Agreed by an
      between the said parties to these presents that it shall and may be Lawfull to and for the
      said Jeremiah Chase before the last day of May Provincial Term next Ensuing the Date
      of these presents to prosecute out of the high Court of Chancery one or more Evict or Evicts of
      Entry Sur Disseizin in le post Against the said Josias Adams returnable in the Provincial Court
      at Annapolis whereby the said Jeremiah Chase shall and may respectively demand against
      the said Josias Adams all and singular the aforementioned Lands and Premisses with
      the Appurtenances by such Name or Names Quantity or Quantitys Quality or Qualitys
      Number or Content of Acres as shall be thought fit and requisite unto which said Evict
      or Writts the said Josias Adams shall appear in proper Person or by his Attorney
      lawfully Authorized and shall vouch to warranty the said Prichard Wade who shall
      appear in his proper Person gratis upon the Voucher or by his Attorney lawfully Authorized
      and shall Enter into Warranty And shall Vouch over to Warranty the Common Vouchee
      And the Common Vouchee shall appear and imparl and afterwards make Default
      Whereby One or more Recovery or Recoveries Judgment or Judgments may be had or
      Given for the said Jeremiah Chase for Recovery of the said Tracts or Parcells of Land and
      Premisses aforesaid against the said Josias Adams And for the said Josias Adams to recover
      in Value against the said Richard Wade and for the said Richard Wade to recover over
      in Value against the Common Vouchee according to the Manner and Form of Common
      Recoveries in such Cases Uses And it is further Covenanted granted Concluded agreed and
      Declared by and between all and every the said Partys to these presents and the true Intent
      and Meaning of the Parties to these presents is that from and immediatly after the said
      Common Recovery and Recoveries shall be had prosecuted and suffered as aforesaid
      of the said Lanes and Premisses the said Recovery and Recoveries shall be and enure
      and shall be Construed Esteemed and Adjudged to be and inure and hereby declared to
      be intended to be and inure that the said Jeremiah Chase and all and every other Person
      or Persons which shall be seized of the Premisses or any Part thereof by force or
      Virtue of the said Recovery or Recoveries shall stand seized thereof and every part
      and parcell thereof with their and every of their Appurtenances to the only Use and
      Behoof of the said Richard Wade his heirs and Assignes for ever And to no other
      Use Intent or Purpose Whatsoever In Witness whereof the said Parties have
      hereunto set their Hands and Seals the Day and Year first above written
